The gas for heating, cooking, and hot water is included in your rent. Water, sewer and trash are also provided.
Yes, an individual pet cannot exceed 75 pounds. The combined weight of any two animals cannot exceed 100 pounds. We have some breed restrictions so you will want to contact the leasing office for a list.
There are no quiet hours. We have a community building that can be rented by residents after regular business hours. The community building rental fee is $75.00 plus a refundable $100 deposit is required.
Go to glennvalleyapts.com, select your floor plan, lease term and date to move. Follow the application steps. Once you have paid the application fee, your application will be sent to a leasing agent. We will contact you to verify your information and obtain further documentation, such as proof of income. Your application will be screened through a third party group called Yardi/Rent Grow.
The results can take up to 72 hours. Your application then will be processed by the Property Manager according to the results. If you are applying from certain states, it can take longer to get results. We try to get applications approved as quickly as possible.
Costs and fees depend on your choices of internet, cable, pets, carport, or other amenities. All amounts will be pro-rated based on the date of move in. There is a one time Administrative fee of $40 due at the time of move in, as well as the security deposit.
Check on the website for the rental property and digital media for reviews and information. Look for your best option for amenities and cost. Many Edward Rose Properties include some utilities where some places do not. This can offset monthly costs. Make sure you choose an apartment that accommodates your preferences as closely as possible to avoid violations or lease termination, such as pet friendly building or building that allows smoking. Consider the location and conveniences you may be looking for; such as local stores or highways that play into your daily commute. Be aware of your surroundings. Always be considerate to others as you will be living next to many people who are on different schedules/shifts. Read your lease, looking for when rent is due, late fees, rules and regulations and termination policy.
We cannot take payments in the leasing office, though we can get you started on one of our computers to make your online payment. You are welcome to make your rent payments online through your resident portal account by checking/EFT for free, for a minimal fee with a debit card, or a fee based on a percentage with a credit card. You can make online payments 24 hrs. a day, everyday. You have the option to make a one-time, online payment each month or make a payment to a vendor that accepts WIPS payments. If you choose to mail a check, you will need to obtain the P.O. box address from the leasing office.

Rentcafé now has an app that you can download to your phone to make easy and fast payments, check your account status, put in work orders, look for announcements and notifications, review your lease and sign new lease documents.
