Every apartment will be inspected and repaired by our redecoration team and will be painted, cleaned, and carpet cleaned before move in.
Yes. We have emergency maintenance available 24 hours a day.
During office hours you can contact our Leasing Office or send a request from your resident portal account. When the office is closed you may contact our emergency maintenance contact number.
Requests are handled in the order they are received after emergency requests.
You do not have to be present but you are welcome to schedule a time if you feel it is necessary.
During office hours if you have proper ID, we can loan you a key. If it's after office hours, you need to call the emergency maintenance number given to you by our office.
As long as the decorating does not cause any damage to the apartment. You may use wire hanging nails. Anything that leaves damage could be your responsibility and cost.
Pool, central air conditioning, full-size washer and dryer in every unit, dishwasher, walk-in closet with wardrobe organizers, and cathedral ceilings with extra natural light in third floor apartments. The gas for heating, cooking, and hot water is included in your rent. Water, sewer and trash are also provided.
The pool is open Memorial Day to Labor Day from 10:00am - dusk.
Free lot parking is available on a first come, first serve basis, and carport parking is offered for a monthly fee, subject to availability.
Washers and dryers are located in the kitchen area or a separate laundry room.
We have designated pet-friendly apartments.
There is a one-time, non-refundable pet fee where applicable and additional monthly pet rent per pet in the unit. Please see our Pet Policy on the Amenities page for additional information.
Yes, an individual pet cannot exceed 75 pounds. The combined weight of any two animals cannot exceed 100 pounds. We have some breed restrictions so you will want to contact the leasing office for a list.

We do not have a fitness center, however, we can refer you to a couple nearby.
There are no quiet hours. We have a community building that can be rented by residents after regular business hours. The community building rental fee is $75.00 plus a refundable $100 deposit is required.
No. We are happy to show apartments any time the office is open.
We accept both walk-ins and appointments.
Our Property Managers are always accessible to our residents.
Go to glennvalleyapts.com, select your floor plan, lease term and date to move. Follow the application steps. Once you have paid the application fee, your application will be sent to a leasing agent. We will contact you to verify your information and obtain further documentation, such as proof of income. Your application will be screened through a third party group called Yardi/Rent Grow.
The results can take up to 72 hours. Your application then will be processed by the Property Manager according to the results. If you are applying from certain states, it can take longer to get results. We try to get applications approved as quickly as possible.
Costs and fees depend on your choices of internet, cable, pets, carport, or other amenities. All amounts will be pro-rated based on the date of move in. There is a one time Administrative fee of $40 due at the time of move in, as well as the security deposit.
Check on the website for the rental property and digital media for reviews and information. Look for your best option for amenities and cost. Many Edward Rose Properties include some utilities where some places do not. This can offset monthly costs. Make sure you choose an apartment that accommodates your preferences as closely as possible to avoid violations or lease termination, such as pet friendly building or building that allows smoking. Consider the location and conveniences you may be looking for; such as local stores or highways that play into your daily commute. Be aware of your surroundings. Always be considerate to others as you will be living next to many people who are on different schedules/shifts. Read your lease, looking for when rent is due, late fees, rules and regulations and termination policy.
We cannot take payments in the leasing office, though we can get you started on one of our computers to make your online payment. You are welcome to make your rent payments online through your resident portal account by checking/EFT for free, for a minimal fee with a debit card, or a fee based on a percentage with a credit card. You can make online payments 24 hrs. a day, everyday. You have the option to make a one-time, online payment each month or make a payment to a vendor that accepts WIPS payments. If you choose to mail a check, you will need to obtain the P.O. box address from the leasing office.
You can make online payments by signing into your resident portal account on our website at glennvalleyapts.com. Rentcaf now has an app that you can download to your phone to make easy and fast payments, check your account status, put in work orders, look for announcements and notifications, review your lease and sign new lease documents.

Our properties offer Bloom Broadband.
Residents are responsible for their guests' behavior and actions. Guests should park in the back of the parking lots. All rules and regulations apply to residents as well as guests.
You will need to pay a separate security deposit.
Residents will be required to provide a written 60-day notice. An early termination fee will be charged, which will be 2 times the current monthly rent.
There is a bus line nearby but not on the property.
We are within 5-10 minutes of grocery stores, shopping, I-94, and Route 66.
